We believe that it is important to protect our clients and customers, and to make their home purchase experience a good one. We recommend both an inspection with a qualified home inspector, and a home warranty for those systems that break down in the first year after the purchase.

Home warranties are  residential service contracts that helps protect the homeowner in the event of a mechanical breakdown occurs of a covered component. These covered components are the major systems in a home, such as, air conditioning, plumbing, and electrical. The service contract covers a period during the listing of the home, and protect the new homeowner for one year after purchasing the home.

#1) How much does it cost, and what is the service fee for?
Generally, the basic coverage ranges from $245.00 to $350.00, but you will need to add to the policy for air conditioning and pools or spas. That additional coverage cost depends on the warranty company. The service fee is your co-pay or deductible for each trade call.

#2) Will you take the service fee over the phone with a credit card?
Most do.. The warranty customer service representative can take the service fee by VISA or Master Card over the telephone for your convenience.

#3) Can I pay the service fee with cash, check or money order at the time of service?
Most do.. But if you prefer the customer service representative can always take the service fee by credit card when you place your service claim.

#4) Will you reimburse me for services that I had done outside the contract?
Unfortunately not, as outlined in most home warranty contracts. Should the homeowner contract directly with others, or do the work themselves,  Home Warranty Companies will not be responsible for reimbursement of that cost."

#5) When will the technician call me to schedule the appointment?
Upon receiving request for service, The Warranty Company will call a qualified contractor within a few hours, during normal business hours and 48 hours on weekends or holidays. The contractor will then call you directly to schedule a mutually convenient appointment during normal business hours. 

#6) I thought this covered everything. Who should I call for items that are not covered? Most Warranty contracts cover only those parts, systems and appliances specifically mentioned as covered and excludes all others. These plans do not cover system or appliance failures due to lack of maintenance.   It is possible that your homeowner's insurance policy may cover certain items that are not covered under the home warranty such as water damage to your floors or a fence that has blown over.

#7) What do warranties cover?
Home Warranties are major systems and appliance warranties. The home warranty covers failures due to normal wear and tear of systems and appliances.
