Picking a loan officer is based on more than simply interest rates.  Here’s some tips you should look for:

  • How long has the Mortgage Co. been in business?

  • How many years experience does the Loan Officer have?

  • Are their loan cost inline with the Loan Industry?  Some Mortgage Companies charge hidden costs to compensate for quoting you a lower interest rate to get you in the door.  This is called a teaser rate. Don’ t take the lower rate, if the cost you pay now are higher.

  • Do they handle their own underwriting, or do you have to qualify twice? With the new QRM rules dealing with the maximum of 3% towards loan costs, it is more important than ever to find a loan officer that is a mortgage banker, not a mortgage broker. If you have a good FICO score, there is no reason to have a middle man costing up to 1% of hidden cost of your loan.

  • Will they give you a quote guarantee on the rate, points, and cost you’ll pay? Lenders are required by law to give you a "Loan Disclosure" of your loan costs within 3 days of your application. These costs need to have a narrow margin from what was estimated at close of escrow on your new purchase.
